TO SIGN A LEASE, YOU MUST:
1.  BE ORGANIZED!!!  We will only work with groups that are organized.  Make sure everyone in your group is 100% committed.  We won't sign partial leases or work with fragmented groups.  Your group must be solid.  We will let groups sign the lease that have one less person than required.  For example, we will let seven people sign an eight-person house.

2.  REVIEW THE LEASE.  Please review the lease or the renewal lease.  Please direct your parents or guardians to our website so they may review it as well.  

3.  TURN IN A PARENT GUARANTOR. For all leases we will require a parent or guardian guarantor that guarantees the payment of rent and all incurred costs such as invoices, late fees, damage charges, etc.   We ask that we receive this within a week after you've signed the lease.  For some properties, we will require them at the time the lease is signed.  You can find the parent guarantor on our website.

4.  FILL OUT THE LEASE APPLICATION.  All tenants who want to sign the lease must also fill out our lease application.  You can fill out the lease application when you come in to sign the lease.

TO SIGN A LEASE, YOU MUST COME TO OUR OFFICE WITH:
5.  100% OF THE DEPOSIT.  This is due at the initial signing of the lease.  If you do not give us 100% of the deposit at the initial signing of the lease, then no one can sign the lease and the house will be available to the next group.
DEPOSIT RATES:
The deposit rate per person is based on the rental rate occupancy we have listed for the property.  No exceptions.
1 PERSON HOUSE = $600 DEPOSIT PER PERSON
2 - 8 PERSON HOUSE = $400 DEPOSIT PER PERSON
9 OR MORE PERSON HOUSE = $300 PER PERSON

6.  AT LEAST HALF OF YOUR GROUP. The rest of your group needs to sign the lease within 48 hrs.  If your group doesn't complete the lease within 48 hrs., then at the discretion of the landlord, the property may be eligible to be leased to another group.  WE DO NOT HOLD PROPERTIES. 
*So here's how it works - if you want to sign a lease for an eight-person house, at least four people with $3200 must initially come to the office to start the lease signing process.  The other four people can come in individually or together to sign the lease within the next 48 business hours. (Deposit Equation:  8 people x $400 = $3200 deposit).

A VALID DRIVERS LICENSE or ID.  Each person must also bring a valid ID that lists your birth date.  Miami student ID's are not acceptable.

TO SIGN A LEASE, THE FOLLOWING ARE REQUIREMENTS:
8.  You must be 18 years old to sign a lease.

9.  Everyone must tour the property before signing the lease. Upon signing the lease you accept the property "as is".  If you have any reservations about the property or expectations other than its current state, then do not sign the lease.
